Emergency Repairs<\/h3>

Emergency repairs are considered those that need to be tended to as soon as I receive notification of the emergency. For example, water leaks that poses immediate damage to property or health and safety issues for resident.<\/p>\n<\/div><\/div><\/div>

Small Repairs & Improvements<\/h3>

For smaller non-emergency jobs under $3500 I will ask for 2 written estimates for the job required.<\/p>\n<\/div><\/div><\/div>

Large Repairs & Improvements <\/h3>

Most larger non emergency repairs and improvements over $3500 will be a Spec & Bid process. This means I develop a list of specifications for the job to be done and distribute it to at least 3 vendors for bidding. This way we avoid pricing differences due to variations in craftsmanship, parts, and finishes.<\/p>\n<\/div><\/div><\/div><\/div><\/div>
